Applications for the Bronx housing lottery are now open for 112 rent-stabilized apartments located at 750 East 134th St. in the Port Morris area. Eligibility to apply is based on the size of your household income and New Yorkers earning between $17,006 and $140,080 are eligible. For a one-bedroom unit, the rent ranges from $521 to $1,640.

The newly constructed building, situated on the corner of Willow Avenue and East 134th Street, near the Cypress Avenue 6 subway station, offers a range of amenities including bike storage lockers, a laundry room, rooftop terrace, and elevators. The units available in the building vary from studios to three bedrooms. Please note that pets, except for service animals, are not allowed.

These apartments have been designated for New Yorkers with incomes up to 80 percent of the area median income (AMI), which varies depending on the number of individuals in your household. For instance, the AMI for a three-person household in New York City this year is $127,100.

According to documents filed with the New York City Department of Buildings and New York State Department of Environmental Conservation, the construction of the 133-unit building is being undertaken by JCAL Development and Altmark Group.

The development of this eight-story property is being facilitated through the city’s affordability programs for extremely low and low-income individuals. These programs require that at least 15 percent of the units are reserved for households that were previously homeless. Additionally, 21 one-bedroom apartments are available for households earning 50 percent of the AMI, ranging from $36,583 to $63,550 per year. The rent for these apartments is set at $969 per month.

JCAL and Altmark have allocated 50 percent of the rent-stabilized apartments for applicants who already reside in the area. Furthermore, an additional 5 percent of the apartments will be given preferential treatment for NYC employees, and seven percent of the units are specifically designated for tenants with mobility, vision, or hearing needs.

To apply for the housing lottery, you must submit your application online or postmark it no later than September 12.
